The conceptual design package is an expanded version of the Feasibility Study. A functional space program and room-by-room floor plan is created. A concept narrative for the design of the mechanical, electrical and medical communication components are also included. This package forms the basis for a conceptual budget. With respect to initiating the projects development with consulting architectural and engineering firms, this package can be utilized as a basis for the consultant selection process and to improve fee negotiations. Upon selection of an A/E firm, the Conceptual Design Package also functions as a well-defined project scope which allows the A/E firm of record to then focus on the detail, aesthetics and coordination of the various engineering aspects, necessary for the successful development of a quality set of construction documents and specifications. This gives the owner additional benefits by setting the stage for a sound bidding process.
